Reservations<br />(a) All room reservations, enquires, or cancellations must be made online at www.tunehotels.com.<br />(b) Full payment for your accommodation must be made at the time of booking. All bookings will be charged to a valid credit card. For cash paying customers, the payment must be made to the stipulated account with proof of<br />payment within the time given or the booking is automatically cancelled. For walk-in guests, payment by valid credit card and/or cash.<br />(c) All bookings are subject to availability.<br />(d) When you first book with us, you will be registered as a “guest” of Tune Hotels.Com and you will be required to provide details of a credit card or cash option which will form part of your registration. We will open an account in<br />your name and all payments for bookings made by you will be shown as debits to your account. For future bookings, you may use the registered credit card (that has been previously registered on our system).<br />(e) Once your booking has been completed, a reference number will be issued which you should print. You should present this reference upon check-in at the Hotel, together with proof of your identity (NRIC/Passport) at the point<br />of check-in. The person named in the booking must be the person that will actually be staying.<br />(f) Your room will be held for your arrival until 1000 hours following the first night of your reservation - after which the booking will be deemed cancelled.<br />(g) Upon check-in, you will be required to pay a deposit of RM5.00 (this amount is to cover in the event your room keycard is not returned to us or it it’s damaged). At the time of check-out from Tune Hotels.Com, your deposit of<br />RM5.00 will be returned to you (minus (if any) any amount deducted for the above damage and/loss of Tune Hotels.Com property).<br />5. Room Rates<br />(a) Room rates shown on our website are per room per night on real time and exclusive of service tax and charges or tax at the prevailing rate and are payable in Ringgit Malaysia.<br />(b) The rate of the room (Single or Double) is dependant on the time of booking and the number of rooms available during that period. Room rates are based on real time and may vary by night at the same location.<br />6. Tune Hotels.Com rooms<br />(a) Tune Hotels.Com rooms vary between Single and Double, and vary depending on location. During the booking process, should the type of room you require not be available, then an alternative one will be displayed. Please<br />ensure that your booking reflects your requirement.<br />(b) Daily cleaning takes place between 1000 hours to 1400 hours. If for any reason our housekeeping staff are unable to enter your room during the first attempt, then cleaning will only take place the following day.<br />7. Check in and out times<br />(a) All Tune Hotels.Com operate on a strict arrival check in and check out policy.<br />l Check- In Time : 1400 hours<br />l Check-Out Time: 1000 hours<br />(b) If check-out is beyond 1000 hours, an additional one (1) night’s stay is subject to availability and an additional rate in real time will be imposed.<br />(c) Latest time of arrival is 1000 hours the following day. After that your booking is deemed cancelled.<br />8. Changes and Cancellations<br />(a) Once made, bookings are non-refundable.<br />(b) Any changes regarding the date, room category, duration of stay of your booking will require you to cancel your initial booking and re-book your stay.<br />(c) Any cancellation of your booking MUST be done/made forty-eight (48) hours before the 1400 hours check-in time on the day of arrival and your account with us will be re-credited with the amount you have already paid<br />with the cancellation charge being debited, and the net amount will then be held in your account with us as future payments for other accommodation booked through www.tunehotels.com. Any credits must be used within six<br />months of the date of change or cancellation, or will be deemed forfeited.<br />(d) For any cancellations of bookings within or after forty-eight (48) hours, the monies paid are deemed forfeited. Multi-nights bookings cancelled after forty-eight (48) hours will also be deemed forfeited.<br />9. Optional features in Tune Hotels.Com<br />For a minimal fee, you may opt for the following:-<br />(a) Air-conditioning is only upon request and charged as per usage – pay per use with key card obtainable at Reception Desk upon check in;<br />(b) Lockers – located at Ground Floor. Token system. Use and deposit of goods/valuables is at your own risk. All lockers are on a first come first serve basis and subject to availability;<br />(c) Amenity bag and towel can be purchased at Convenience Store on Ground Floor.<br />Tune Hotels.Com rooms do NOT include :-<br />(a) Room service, telephones, television, radio, a safe, wardrobe, bathrobe, soap and towels in bathrooms, mini-bar, tea or coffee making facilities in rooms.<br />(b) We do not provide additional or extra beds.<br />(c) No pets, livestock are allowed in Tune Hotels.Com.<br />10. Room key card<br />(a) All room keys must be returned to the Reception Desk upon check out. We will forfeit your RM 5.00 deposit (as a penalty) upon check-out if your room key card is not returned or if it is damaged.<br />11. Air-conditioning<br />(a) Only upon request and charged as per usage – pay per use with key card obtainable at Reception Desk upon check in.<br />12. Lockers<br />(a) Located at Ground Floor. Use and deposit of goods/valuables is at your own risk. All lockers are on a first come first serve basis and subject to availability.<br />(b) Token system. Charges :– RM 2.00 per token. One (1) token is eligible for one (1) time use<br />13. Damage<br />(a) Tune Hotels.Com reserves the right to commence any legal action or proceedings in relation to any damage to done to the rooms or to the property.<br />14. Special requirements<br />(a) Tune Hotels.Com rooms are not built to cater to persons with special requirements.<br />15. Right to Refuse Accommodation<br />Tune Hotel.Com reserves the right to refuse accommodation to any person(s) and may terminate the booking or stop any event immediately without being liable for any refund or compensation under the following circumstances<br />(but not limited to) where:-<br />(a) such action is deemed necessary for reasons of safety or security; concern any unlawful activities, disturbance or which cause public nuisance which will effect the comfort of the other guests of the hotel;<br />(b) your conduct, status, age or physical condition or the physical condition of your luggage is deemed such as to, (i) may cause harm, discomfort or (ii) involve any hazard or risk to yourself or other persons or to our property;<br />(c) you have committed misconduct on a previous stay and such conduct may be repeated;<br />(d) the applicable rate or any charges or taxes payable have not been paid, the payment of your room rate is fraudulent (i.e using a fraudulent credit card), the credit card by which you paid for the rate has been reported lost or<br />stolen; the booking is counterfeit or fraudulently obtained;<br />(e) the booking of our Hotel Room(s) has been done fraudulently or unlawfully or has been purchased from a party not authorized by us;<br />(f) the booking has been altered by anyone other than us or our authorized agent or has been tampered with or defaced (in which case we reserve the right to retain such booking documentation); and/or<br />(g) you do not register as the person stated on the booking or the person checking in cannot prove that he is the person named as per the booking (we reserve the right to retain such booking documentation in such<br />circumstances).<br />16. Maklumat bagi kenderaan ini adalah seperti berikut:-<br /><br />Buatan / Model : Mazda 626<br />No. Enjin : FE 890026<br />No Chasis : GD 10E2 MM 000032<br />Keupayaan Enjin : 1998 S.P<br />Tahun Diperbuat : 1991<br /><br />2. Untuk makluman pihak tuan, pemasangan adalah menepati spesifikasi yang telah ditetapkan oleh pihak tuan iaitu tidak melibatkan pemotongan struktur tiang bumbung kenderaan. Proses yang terlibat hanyalah melibatkan pengantian bumbung, seterusnya kerja-kerja mengimpal dan memadankanya.<br /><br />3. (a) Subject to the terms and conditions hereinafter contained, the Landlord hereby grants and the Tenant hereby accepts the tenancy of the Said Land for a period of three (3) years from 1st day of June, 2006 to 31st day of may 2009 at the at a rental of Ringgit Malaysia Six Hundred and Sixty only (RM 660.00) per month, payable in advance within the first week of each calendar month during the term hereby created.<br /><br />(b) This Agreement shall thereafter be renewed and extended automatically by itself for another period of Three (3) years from 1st day of Jun 2009 until 31st day of May 2012 (hereinafter referred to as “the extended period”) and the monthly rental for the Extended Period shall depend on the market then prevailing.<br />2. The tenant hereby covenants with the Landlord as follows:-<br />(a) To Pay the reserved rent on the days and in the manner aforesaid;<br />(b) Upon the execution of this Tenancy Agreement to pay the Landlord the sum of Ringgit Malaysia One Thousand Two Hundred only ( RM 1,200-00) which sum shall be held by the Landlord as a deposit and security for the due observance and performance by the tenant of the terms and conditions hereinafter contained and such deposit shall in the absence of any breach by the Tenant terms and condition herein contained be returned to the Tenant free of interest on the expiration by effluxion of time or sooner determination of this agreement provided that the Landlord may at this option at any time appropriate the whole or any part of the said deposit for any sums for which the Tenant may be liable under the terms hereof but without prejudice to the Landlord’s rights to claim any further sums which the tenant may be liable under this Tenancy Agreement and provided further that the said deposit shall not without the written consent of the landlord at any time to be taken as rent paid or to be paid for any period of the term hereby created; <br /><br /><br /><br /> (c) To keep and maintain the whole of the Said Land in good, sanitary and hygienic condition and in tenantable repair throughout the term hereby created and in such repair to yield up at the termination of this Tenancy and to be liable for any loss damage or destruction thereto;<br />(d) To permit the Landlord or persons with written authority from the Landlord at reasonable times of the day to view the Said Land. PROVIDED ALWAYS that forty eight (48) hours prior written notice shall be given to the Tenant of the Landlord’s intention to inspect the Said Land and provided further that the Tenant’s representative shall be at liberty to accompany the Landlord or his agent at all times during such inspection.<br />(e) To use and occupy the Said Land only for office and workshop purposes and not to do or permit or suffer anything to be done in or upon the Said Land or any part thereof which any be become a nuisance or annoyance or cause damage or inconvenience to the Landlord.<br />(f) Absolute not to assign, underlet, or part with the possession of the Said Land or any part thereof without the prior written consent of the Landlord.<br />(g) Not to do or permit to be done anything which will or may infringe any of the laws, bye laws and regulations made by the Government or any other competent authority in respect of or affecting the Said Land and to observe such laws, bye laws and regulations and to indemnity and keep the Landlord indemnified against all claims actions and demands in respect thereof.<br />(h) Upon the expiration of the term created peaceably and quietly to deliver the Landlord vacant possession of the Said Land in good and tenantable repair and conditions.<br />(i) Within three (3) months prior to the termination of this Tenancy to permit the Landlord and/or his agents with respective tenants at all reasonable times upon giving twenty four (24) hours notice to enter and view the Said Land.<br />The Landlord hereby covenants with Tenants as follows:-<br />(a) To pay all quit rent, rates, taxes and all outgoings now or to be imposed on or payable in respect of the Said Land.<br />(b) To permit the Tenant if the Tenant punctually pay the rent reserved and observe the stipulation and covenant on the Tenant’s part herein contained to enjoy the Said Land without any disturbance by the Landlord or any persons lawfully claiming under or in trust for the Landlord:<br />(c) To allow the Tenant to make, erect or permit or suffer to be made or created any addition or alteration to the Said Land and the Landlord shall not unreasonably withhold any license or consent thereto pertaining PROVIDED ALWAYS that any such addition or alteration shall be carried out in a workmanlike manner and, where applicable, the requisite approval of competent authorities shall have been obtained;<br /><br /><br /><br />PROVIDED ALWAYS and it is hereby agreed between the parties hereto as follows:-<br />(a) That is the rent hereby reserved or any part thereof shall be in arrears and remain unpaid for fourteen (14) days after the same shall have become due (whether legally demanded or not) or if the Tenant shall make default in the observance or any of the covenants on his part herein contained or if the Tenant shall become bankrupt then and in any of such cases it shall be lawful for the Landlord at any time thereafter to re-enter upon the possession of the Said Land or any part thereof in the name of the whole and thereupon this Tenancy shall absolutely determine but without prejudice to any other in respect of any breach of any covenant or condition herein contained.<br />(b) Upon the determination of this Tenancy, the Tenant shall at his own cost and expense remove all properties belonging to the Tenant:<br />(c) Stamp fees and other expenses in respect of this Agreement shall be borne and paid by the Tenant and Landlord equally;<br />(d) Any notice requiring to be served hereunder shall be sufficiently served on the Landlord if sent by registered post to the Landlord’s address first above written and shall be sufficiently served on the Tenant if sent by registered post to the Tenant’s address first above written. A notice sent by post shall be deemed to be given at the address to which it is sent. Oleh yang demikian, pemasanganya hanya melibatkan tebukan bumbung tanpa melibatkan pemotongan struktur tiang pilar kenderaan.<br /><br />3. Bersama-sama ini, saya kepilkan Salinan geran kenderaan saya, surat pengesahan dari bengkel yang melakukan pemasangan serta resit asal dari salinan kad pengenalan bagi semakan dan pertimbangan pihak tuan selanjutnya.
